Business Roofing
- Business roofs are as varied as the businesses themselves: they are only constrained to certain materials by the slope of roof.
- Business Roofing for moderate to steep pitched roofs use materials, such as asphalt shingle, clay tile, concrete tile, metal and slate. Roofing choice depends mainly on its needs, budget, desired style, and government regulations. For example, restaurants need fire retardant roofing and increased venting.
- Business roofing for flat or nearly flat roofing will use Metal panels, TPO (single-ply membrane), Rubber Membrane (EDPM), BUR (Built Up Roofing), Modified Bitumen and Polyurea Waterproof Coatings (sprayed on coating over old roofing materials). Flat roofing has improved over the decades into stronger materials that resist UV-rays, mold, punctures better ability to breath with the building during weather shifts.
- Many business roofs tend to be smaller buildings located within heavily populated areas so they need to be aware of added environmental impact, for example mature overhanging trees drooping leaf, twigs, branches, fruits and acting as a highway for rodents, insects and even criminals to climb on the roof seeking an easier way in. Keeping mature trees surrounding the property trimmed back will help keep business less troubled by various debris.
Commercial Roofing
- Commercial Flat roofing styles are Tar and Gravel or BUR (Built Up Roof), Modified Bitumen, Rubber Membrane (EDPM), Metal panels, TPO (single-ply membrane) and waterproof roof coatings sprayed over older, perhaps, leaking roof decking.
- Commercial roofing problems may be as simple as ponding cause by a pile of debris and can be easily fix by routine cleaning of the roof- especially after stormy weather. Or, drains for water removal could be blocked, and vent or pipe penetrations may need caulking- all are easy quick repairs. Other times, elusive leaks or problems with mold infestations are hard to discover and may require layers of the roof to be peeled back to find the membrane break or mold outbreak. In addition, some clogged drain pipes may need to be disassemble to be cleared and Pest control may need to be engaged to catch critters that are running rampant on the rooftop leaving bodily fluids or dead comrades in hard to reach spots.

Industrial Roofing
- Industrial implies manufacturing business that need roofing systems that will withstand additional strains of increased heat output, chemical byproducts and steam or vapor output.
- Some industrial roofs are built with supports to hold extra environmental equipment placed on the roof to filter any released smoke or vapors.
- Several more roof penetrations than the norm appear on Industrial Roofs. For example, Skylights bring light to dark interior spaces, filtering equipment for chemical processes and extra roof drains for the additional flow that comes from a larger expanse of roof.
- The type of roofing that works well for industrial roofs are flat roof systems of Tar and Gravel, Modified Bitumen, TPO single-ply rubber membrane and metal roofing for low slope roofs.

Asphalt Roofing
- Asphalt shingles were first used in 1901 in the USA and by 1939 they were being manufactured in the millions. They grew in popularity because of the fire hazard of wooden shingles. In the preceding years fiberglass matt basses have mostly replaced the organic matt bases because they are more resistant to decay attributable to moisture infiltration of the asphalt core coating over time.
- Asphalt is susceptible to decay with exposure to UV-rays so the shingle has to be protected from sunlight with the use of ceramic granules and some shingles have copper or other biocides added to the surface to retard the growth of algae.
- Three types of shingles available are:
- 3-Tab which are flat thin lengths of asphalt shingle that has 3-tab cut outs on a single long piece that gives the illusion of 3 separate tiles after installation. They are the most affordable type of roofing material available. However, they are also the thinnest of all asphalt shingles and their lifespan covers the least amount of years.
- Architectural or Dimensional shingles are thicker, stronger, come in various shapes and sizes, show up as 3-dimensional shadow effect on a roof and have longer manufacturer warranties mostly up to 30 years. They are aesthetically more appealing than the flatter 3-Tab version.
- Premium Shingles are the most expensive type of asphalt shingle and the thickest and most robust type. They often look like other very expensive roofing, such as cedar shakes or shingles or slate. This roofing generally comes with lifetime warranties which most lawyers explain to be about 50 years.
- Remember that asphalt roofing has nothing to do with asphalt roads. You'll need a commercial paving company for that.
Metal Roofing
- Metal roofing is costlier that the least expensive asphalt roofing, but has a longer lifespan and better fire and wind resistance. This lightweight option is made of steel, zinc alloy, copper or aluminum. Copper roofs are installed unfinished and eventually develop a green patina over time. Steel roofing commonly comes with a painted finish or zinc coating.
- Metal roofs can be installed with exposed or hidden fasteners. Metal roofing is purchased in sheets or shingles that mimic other materials. Depending on the material, the durability ranges from fair to extremely durable and cost can be moderate to very expensive.
- Pros and Cons of Metal Roof:
- Lifespan
- Depending on the quality of the metal shingle and the installation, metal roofs can last 40 to 70 years- only slate lasts longer (70 or more years).
- Expense
- Metal roofs are 2 or 3 times more expensive than asphalt shingles. This type of roof makes sense if you’re going to stay in your businesses location beyond 20 years or intend to have your children take over the business.
- Noise Factor
- Metal roofing can be very noisy during a heavy rain or hailstorm. Adding more insulation to the back of the shingle helps deaden impact sounds, but it also adds more expense.
Slate Roofing
- Slate, this elegant stone roofing is known to be one of the longest lasting roofing shingles on the market. Prized for its beautiful color variation and being of natural stone origin they don’t offload VOC’s: no smells wafting out to pollute the environment.
- The expense of installing a slate roof has no compare. It not only an expensive product but very expensive to install because they can’t be installed like asphalt shingles. Slate Roofing has its own unique methods of installation requirements. For example, each tile is slightly different in size and thickness requiring the roofer to pick and choose which one will fit best and they are fragile so when dropped break easily.
- Finally, the weight of slate roofing requires a roof deck to be reinforced to hold the extreme weight anywhere from 800 to 1500 pounds. Trying to change a buildings support structure is akin to rebuilding it- very rarely done.
TPO Roofing (thermoplastic polyolefin)
- TPO roof is a Thermoplastic Polyolefin single-ply membrane that softens when heated which allows a seam to be heat welded across a large roof to form a waterproof membrane of protection. TPO membrane is produced in a roll of varying lengths to 100 feet long and 6 to 12 feet wide. The thickness is usually 40 to 100 mils depending on manufacturer. The membrane has a top layer that is a highly reflective, generally white in color and prevents solar gain in the building below.
- TPO roofing systems are among the fastest growing commercial roofing systems. Made of an especially durable material with a low-temperature flexibility and a high temperature tolerance, these roofs are exceptionally resistant to ultraviolet, ozone and chemical exposure. TPO roofs can be expected to have a lifespan of 20 plus years, and also feature a high resistance to fire, punctures chemicals and high winds.
- An ageing TPO membrane can become cracked, shrink in size (pull away from edges) and the top white reflective layer to separate.
Tar and Gravel Flat Roof System (BUR)
- Built Up Roofing or more commonly called Tar and Gravel have been use for flat roofing for over 100 years and are considered very reliable when installed properly. These systems are layers of reinforcing felts alternated with hot liquid bitumen (also called Asphalt or Coal Tar). The number of layers will determine what the roof is called, such as a 4-layer BUR.
- These systems are self-healing. When the weather warms up above 70 degrees, the asphalt will melt and flow into lower spaces such as scrapes and punctures and as the weather cools will harden up again.
Modified Bitumen Roofing System
- The modified bitumen membrane sheeting is the main roofing material with the asphalt already infused within the polyester, fiberglass or a combination of both. No need to mop tar between layers of felt by using hot processing the roofing sheets are secured to the roof deck. However, working with open flame burners requires experience so its not a do it yourself process. Self-adhesive, cold-processed modified roofing systems are being used by some contractors but these sheets are hard to set right without experience or help.
- The material costs of modified bitumen roofing membrane rise and falls with oil prices as asphalt is a byproduct of oil refinement. Costs also are affected by location and complexity of the installation, meaning how many roof penetrations, ease of access and how tall the structure is.
- An ageing modified bitumen roofing system is a good candidate for a Polyurea waterproof coating. Instead of incurring tear off cost of the old roofing system, it could be restored with the proven liquid rubber roof coating. Time needed to restore high performance to an aging modified bitumen roofing system is reduced to a fraction of the time that would be needed for a replacement.
EPDM: Rubber Roofing Membrane
- EDPM is a very durable synthetic rubber roofing membrane (ethylene propylene diene terpolymer) is widely use on low slope (flat) roofs around the world. Its major ingredients ethylene and propylene are derived from oil and natural gas so its cost also will rise and fall with the energy market. The membrane is available in 2 colors black and white, comes in a wide range of widths from 7.5 to 50 feet and in 2 thicknesses 45 and 60 mils.
- EDPM can be installed fully adhered (with liquid adhesives), mechanically attached (with screws) or ballasted (smooth rounded gravel placed on top) with seams sealed with specially formulated tape.
- EDPM roof systems have a life expectancy of 22 to 35 years.
Polyurea Liquid Roof Waterproofing
- Polyurea liquid is used in a wide array of other applications, such as waterproofing tanks, parking garages, reservoirs, tunnels, as a joint filler and basements. It is used as a very successful roofing waterproofing agent sprayed over other roofing materials to stop leaks and renew or restore the protecting abilities of the roof.
- These coatings form a seamless monolithic waterproof coating over many types of ageing roofing surfaces to protect against chemical exposure, leaks, rust and erosion. It will also stretch and shrink with the surface during climate change which makes it very useful in climates exposed to extreme weather.
- Manufactures have had 3 decades to improve Polyurea formulas and have become very popular in a variety of disciplines. Some Formulas will dry within 4 to 6 hours- a huge advantage when you need a protected structure back in service quickly.
