We work with all types of commercial roofing
Business Roofing
- Type of a Business roof is determined first by the roof’s slope, crucial needs of the business owner, budgetary realities, aesthetic desires, state regulations and schedule constraints. Contact us for a free consultation, we'll advise of all the roofing options possible for your specific situation, explain their good points and downfalls. Afterwards, we stay ready to any questions or concerns while you decide how to proceed.
- Roofing material for those Businesses with moderate to steeply sloped roofs are asphalt shingle, wood shingles, tile, metal tile and slate. 70% of all pitched roofs in the USA are covered with Asphalt shingles because they are the most affordable and quickly installed.
- Business roofing for almost flat grades most flat roofs maintain a slight pitch to help flow water off. The popular Flat roofing systems are Single ply membrane such as PVC, TPO, Metal Panel and Tar and gravel (BUR).
- We are a local, experienced and affordable commercial roofing contracting team that is eager to gain your trust by sending our upper management roofers with years of experience to investigate your commercial roof for repair, replacement or new install. Chesapeake Business Roofing inspections are free and gladly given.
Commercial Roofing
- Pitched Roofs are not used on large manufacturing or warehouse building because they would have to be an extremely high steeply pitched roof to cover the large distance span. And, consequently, the huge amount of weight required for such a roof would cause it to sheer off in a stiff wind- to say nothing of the enormous amount of building materials required to span perhaps 100's of feet. Commonly used flat roofs systems are the most cost-effective and safe for large commercial buildings.
- Flat roofing systems are: BUR (built up roofing or tar and gravel), Modified Bitumen, Rubber Membrane (EDPM) Metal Panels, TPO (single-ply membrane) and Polyurea Waterproof coatings that are sprayed over roof decking or to restore older roofing. Flat roofing membranes once had poor reputations for leaks but new formulations over the decades since inception are stronger membranes that resist damaging sunlight, algae, splits and punctures. Also, their ability to breath with the building during weather shifts is much better.
- The best flat roofing material in the world could be used but if hurriedly installed, without the proper attention to necessary detail, your roof is doomed to fail. Careless roofers that do not strictly follow industries suggested installation routine and government regulations will probably install a roof doomed to fail prematurely. Warranties for roofing materials and against installation errors are both very important. Honest Roofing Contractors stand behind their crews’ work for several years. We provide without charging extra one of the best warranties available: 7 years no-worry labor guarantee- most of our competitors charge extra for labor guarantees.
Industrial Roofing
- Industrial roofing for manufacturing usually requires robust roofing materials that withstand repeated highly heated byproducts (adhesives or vapors from chemical reactions) through chimneys and air exchanges for safe welding or product from ovens.
- Industrial roofs need strong structural support to make access safe for service repair personal supporting the environmental equipment (gas exchange filters) located on the rooftop. Many roofs are built with walkways on the rooftop to easily direct its foot traffic along the safest rout. They also require a top quality drainage system to quickly send even the heaviest downpour off the roof.
- The type of roofing that works well for industrial roofs are Tar and Gravel (BUR), Modified Bitumen, TPO single-ply membrane and EDPM rubber membrane roofing.
We can handle large and small jobs alike
We work with all types of material
Asphalt Roofing
- Asphalt, also called bitumen, is a thick, sticky pudding like substance to a rock left as a byproduct of the oil refinery process. It also occurs naturally in pools across North America (La Brea Tar Pits). People first used it as bonding cement between building materials or as a waterproofing for canoes and to seal woven baskets.
- Asphalt shingles are a fiberglass mat saturated with heated liquid asphalt which is then embedded on the top side with a coating of ceramic granules. Ceramic granules give protection against slight impacts, provides shingle color and repels ultra-violet light. 3 quality types of shingles offered are the least costly 3-Tab shingle to the costlier Dimensional shingle and the most expensive Premium shingles that imitate natural wood or slate.
- Chesapeake Business Roofing only uses High Quality brands like Tamko, Owens Corning and GAF. These manufactures operate many factories throughout the USA and have great reputations. They offer products that have demonstrated great quality through real world testing. Working only with reliable and reputable roofing material in concert with a high-quality installation allows us to offer exceptional warranties: We back 100% the repair of installation errors for a period of 7 years (beyond enough time for any installation errors to show up).
Metal Roofing
- Metal roofing panels are used on commercial business attached with special fasteners. They are quickly installed, robust protection against high winds and snow easily slides off its slippery surface. Also, Metal is fire resistant, repels mildew and provides a strong barrier against insects and rodents.
- Metal works well on low to high sloped roofs. The best attributes of metal roofing are low maintenance and increased lifespan over most asphalt shingle products. Several options for color and style makes metal roofing a customizable option that should please nearly all customers.
- The most popular types of Metal shingles are Aluminum, steel, copper and zinc. Price range places copper and zinc on the high end with aluminum and steel being more affordable. All in all metal roofs are 2 to 5 times more expensive than asphalt ones.
- Asphalt roofs are easier and faster to install than Metal roofs which require specialized skills and equipment to install. Inexperienced metal roofers often won't use the proper tools because they think they can use what they already have. This careless handling of the metal panels will most likely damage the integrity of the roofing system. Damage to a metal panel possibly opens up a pathway for water which shortens the roofs lifespan. It really is too bad when roofing errors occur because the life expectancy of a skillfully installed metal roof is 40 to 70 years depending on type of metal and climate.
Slate Roofing
- Early in the 14th century, Slate roofs first appeared in North Wales, England. In America, slate roofs were used first in the 1600s located near deposits of easy to quarry slate. The first quarry opened in 1785 and because of the high breakage of slate during transportation, it was mainly used on homes closer to the quarries. However, slate is fragile in nature and a certain amount of breakage still occurs so a projected overage will be added to the slate order.
- Slate roofs are aesthetically unmatched with its muted swirling of colors drawing attention that's calming rather then startling. Certain quarries are noted in colors of gray, green, purple, black, red and mottled tiles that contain several swirling colors. Many Slate roofs across the USA have been famously protecting buildings for decades-sometimes beyond 70 years. The cost of a Slate Roof is beyond the reach of most homeowners. Businesses like banks have larger disposable funds than homeowners and consider a Slate roof stunning appearance and long lifespan worth the extra outlay.
- Incorrect Slate Roofing installs plague the roofing industry. The inexperienced Slate Roofers often kneel or walk on the tiles causing fractures in the piece. The fracture can either appear immediately or an internal fracture has occurred that will show up years later. Plus, placement is very important because tiles have to overlap a certain width for the roof to be waterproof. Roofers generally have to drill the individual tiles with a nail hole for attachment and if not done with precision fractures will occur. Roofers must note that materials surrounding or supporting the slate roof such as the wood decking also have to be of a premium nature to last as long as the slate roof.
TPO Roofing (thermoplastic polyolefin)
- TPO is a single-ply roofing membrane comprised of 3 layers the TPO polymer base, Reinforced Polyester frabic that stretches forms the center weave and the reflective top surface of Thermoplastic polyolefin.
- In the early 1990s, TPO was introduced to the market demand for a less costly membrane as compared to a PVC membrane yet carrying the same advantages of hot welded seams, ablility to repel Sunlight heat gain and maintaining a quick and easy installation.
- TPO membranes are puncture resistant, repels mold, Because it's a dense weave dirt washes off easily and it's flexible enough as the climate changes to ride the building’s thermal expansion and contraction cycles.
Tar and Gravel Flat Roof System (BUR)
- BUR roofing has been used for decades showcases how popular this choice of roofing is for commercial or industrial buildings. The roof system is totally assembled on the rooftop. The install builds up the roof by alternating layers of felt with asphalt glue to hold all together and waterproof it. The bonding between felt layers is applied using a mop and bucket of very hot asphalt (bitumen) which makes this a professional only application.
- The built up reinforcing layers are done at least 3 times which strengthens waterproofs and stabilizes the final BUR membrane roof protection system. The ending layer is a topping of gravel which provides a protective surface from degradation under the Sun’s UV-rays and to help protect the finished membrane from impacts.
- Care must be taken to install metal flashings at roof penetrations, parapet walls and roof edges because the common places to leak mostly due to the climates thermal expansion and contraction cycles. Proper maintenance of the BUR roofs should inspect the flashings periodically to stay ahead of roof leaks. Inviting Chesapeake Business Roofing out for a free and gladly given inspection regularly will tip you off to a possible problem.
Modified Bitumen Roofing System
- Modified Bitumen Roofing system application is almost like the BUR system instead of the felt layer already has a bitumen infused membrane so instead of a bucket of hot asphalt they layers are bonded with a torch down method. Torch down method means a propane torch heats up the infused asphalt in the membrane to bond it to the roof deck and between layers. The overlapping seams of the membranes are also torched down to each other in their run across the roof.
- The Modified bitumen membranes, are a mixture of rubber and asphalt ending with a mineral layer infused on the top of the membrane so no need of a gravel top. However, a gravel topping may still be used to weigh the membrane down against wind uplifts.
EPDM: Ethylene Propylene Diene Monomer
- EDPM (ethylene propylene diene terpolymer) is a rubber like roofing membrane that is very durable against punctures and decay from UV-rays. It is a manufactured product, produced from oil and natural gas. The membrane comes in levels of thickness of 45 or 60 mills and a range of lengths with widths from 7.5 to 50 feet.
- EDPM membranes can be installed in one of the following 3 ways:
- Membrane is Fully adhered to the roofing deck with extremely strong liquid adhesives.
- Membranes are firmly attached mechanically with washers and screws to keep them from a dangerous lift off in a stiff wind.
- All seams are sealed with specially formulated tape and then weighted down with a top layer of smooth round gravel to prevent lift off.
- The EDPM roof system is expected to have a functional lifespan of 22 to 35 years- depending on climate.
Polyurea Liquid Waterproofing
- Liquid Polyurea is coating sprayed or rolled on flat roofs that when dry provides a strong flexible waterproof monolithic membrane for its protection. Manufacturers design several secret formulations to provide a wide range of desirable features to fit different situations. Chesapeake Business Roofing can readily advise the ones best suited for your specific needs within our climate challenges.
- To save money, Polyurea waterproofing is sprayed or rolled on older and sometime failing other flat roofing systems. It can be applied over many types of roofing systems including metal but no gravel top system unless the gravel is removed first. The Polyurea membrane is so light weight no tear off of the old membrane is needed.
- The Polyurea liquid waterproofing has many advantageous such as:
- Flexing with the building during the climates thermal expansion and contraction cycles.
- Will provide a seal of all punctures and tears in the current roofing membrane.
- Restoration of a protective roofing system.
- Additives can be added to make it slip resistant (textured).
- Comes in many colors though white is the most popular choice.
- Repels and protects against chemical vapors from industrial exhaust venting.

What our Clients Say
Here are a few of our past clients

I own a construction company and we regularly sub out work to VA Commercial Roofers because they are always reliable and I don't have to check behind them.
If you are looking for your own sub contractor for large jobs or want to use them as your main then you can't go wrong.

Our experience with VA Commercial Roofers was flawless. Pete explained everything we needed, knocked out the project in no time and inspected his crews work throughout the process. The price was fantastic as well.
We have referred them to several other business owners and will continue to do so.

As a contractor myself, I know when other contractors do a great job and when they take shortcuts. VA Commercial Roofers are one of the good ones. They re-roofed my warehouse that I use to house my asphalt equipment. Their crew was in and out in no time and did a fantastic job and the price was fantastic. I would (and do) recommend them to people when they ask.
